Which towns are the most expensive?

Williamson County, without much competition. As of mid-2026 Redfin put the median sale price at about $1,426,724 in Brentwood and $869,565 in Franklin, against $532,348 in Spring Hill — also Williamson-adjacent but a different market entirely.

Which towns are the most affordable?

The west, south and plateau. Mid-2026 Redfin medians: about $242,368 in Lawrenceburg, $250,000 in McMinnville, $299,821 in Crossville, $314,829 in Clarksville and $338,000 in Tullahoma (Tullahoma figure from December 2025).

What about the middle?

This is where most newcomers land. Mid-2026 Redfin medians put Murfreesboro at about $415,774, Smyrna at $416,818, Lebanon at $415,000, Gallatin at $439,780, Nashville at $479,760, Hendersonville at $533,233 and Mount Juliet at $569,590.

What about schools?

Each county runs its own district, and that is usually the real reason people pick one town over its neighbour: Metro Nashville Public Schools (Davidson), Williamson County Schools, Rutherford County Schools, Sumner County Schools and Wilson County Schools. Check the specific zoned schools for an address rather than the district as a whole — zoning changes as subdivisions are built.

How long is the commute?

Across the Nashville metro, mean travel time to work is about 28.7 minutes (US Census, American Community Survey 2024 one-year estimates). That average hides a lot: Goodlettsville and Brentwood are short hops, while Shelbyville, Lawrenceburg and Cookeville are day-trips to downtown Nashville and really only make sense if you work locally or work from home.

Which town should you pick?

Work backwards from three things, in this order: where you will actually work most weeks, what you can spend on a house, and which school zone you need. Almost everyone who ends up unhappy with a Middle Tennessee move got those three in the wrong order.

Once you have a shortlist, look at who serves it: every town has its own page listing the companies that work there. Pick yours from the service areas, or start from a service.
