Nashville vs. Murfreesboro vs. Franklin: Where Should You Live?

Most people relocating to Middle Tennessee end up comparing these three. They are genuinely different bets, not three versions of the same place.

What do houses cost in each?

As of mid-2026, Redfin medians: Nashville about $479,760 ($276 per square foot), Murfreesboro about $415,774 ($212 per square foot) and Franklin about $869,565 ($325 per square foot). Greater Nashville REALTORS put the Nashville single-family median at $515,000 in October 2025 — higher than Redfin''s all-property figure because it excludes condos.

The gap in price per square foot is the number to sit with: in Murfreesboro your money buys noticeably more house.

Which has the lowest taxes?

None of them have a state income tax — Tennessee taxes no wages at all. On property tax, 2025 county rates per $100 of assessed value (assessed at 25% of appraised value) were $2.782 in Davidson''s General Services District, $1.8762 in Rutherford and $1.30 in Williamson County, though Franklin adds a city and school district rate taking the combined figure to roughly $1.7673 to $1.7973 (county tax rate publications, 2025).

Sales tax is 9.75% combined in both Davidson and Rutherford counties (Tennessee Department of Revenue, 2025).

What is the commute like?

Nashville wins on commute simply by being the destination for most metro jobs; mean metro travel time to work is 28.7 minutes (Census ACS 2024). Franklin sits on I-65 about 20 miles south, Murfreesboro on I-24 about 35 miles south-east — and both interstates back up badly in peak hours. If you work downtown five days a week, that distance is the real cost of the cheaper house.

What about schools?

Davidson is served by Metro Nashville Public Schools, Rutherford by Rutherford County Schools, Williamson by Williamson County Schools. Williamson County Schools is the district most often cited as the draw for the premium prices in Franklin and Brentwood — and school zoning is why two houses a mile apart can differ in price.

Which one has more new construction?

Murfreesboro and the wider Rutherford County, comfortably. Rutherford added roughly 44,870 people between April 2020 and July 2025 — the largest gain of any Middle Tennessee county (Census estimates, reported April 2026) — and that growth is mostly new subdivisions. Nashville is largely infill and teardown-rebuild; Franklin is a mix of premium new builds and established neighbourhoods.

See new construction vs. existing homes for what that means for repairs and contractors.

So which should you choose?

  • Nashville if you work in the city, want the shortest commute and will accept older housing stock and the highest property tax rate of the three.
  • Murfreesboro if the house matters more than the commute. Lowest price per square foot, most new construction, its own job base and university.
  • Franklin if schools and resale strength are the priority and the budget reaches — it is roughly double Murfreesboro at the median.
