What does that buy in practice?

Take a $450,000 budget. At Lawrenceburg''s $121 per square foot that is roughly 3,700 square feet. At Murfreesboro''s $212 it is about 2,100. At Nashville''s $276 it is about 1,600. At Brentwood''s $348 it is about 1,290. Same money, three very different houses.

Which city gives the most square footage per dollar?

Lawrenceburg and McMinnville, by a wide margin, at $121 and $144 per square foot. Both are genuine small towns in southern Middle Tennessee and the Upper Cumberland, not Nashville commuter suburbs — the drive is the price you pay.

Which is the best value near Nashville?

On price per square foot inside the commuter ring: Murfreesboro and Lebanon at about $212, Gallatin at $216 and Smyrna at $223. All four are on an interstate to Nashville and all four are well below Nashville''s own $276.

What else changes the monthly cost?

Property tax rate and insurance, both of which vary by county. 2025 county rates ran from $1.30 per $100 assessed in Williamson County to $2.782 in Davidson''s General Services District, with residential property assessed at 25% of appraised value (county publications and Tennessee Comptroller). Insurance in Tennessee averages roughly $2,672 to $3,045 a year for $300,000 of dwelling coverage (Bankrate and Insure.com, 2025–2026).

What about the condition of what you buy?

Cheaper towns generally mean older housing stock, which means roofs, systems and drainage sooner. Budget for it: read new construction vs. existing homes and the new homeowner checklist.
