Best Nashville Suburbs for Homeowners: A Middle Tennessee Guide

"Best" depends on what you are optimising for. Sorted by what people actually ask about — price, drive time and how much house you get — here is how the Nashville suburbs stack up.

Which suburbs are closest in?

Goodlettsville (north, on I-65), Brentwood (south, on I-65) and Mount Juliet (east, on I-40) are the short hops. Metro-wide, mean travel time to work is 28.7 minutes (Census ACS 2024); these three sit at or under it for most downtown jobs.

Which suburbs are the premium ones?

Williamson County. Mid-2026 Redfin medians: Brentwood about $1,426,724 and Franklin about $869,565. Nolensville and Thompson''s Station sit in the same school district and pull the same premium at slightly smaller scale.

What you get for it: the newest housing stock in the region, Williamson County Schools, and the strongest resale record. What you give up: any pretence of affordability.

Which suburbs are the value plays?

  • Spring Hill — about $532,348 (Redfin, mid-2026), on the Williamson/Maury line, heavy new construction.
  • Smyrna — about $416,818, between Nashville and Murfreesboro on I-24.
  • Gallatin — about $439,780, Sumner County, lake access.
  • Hendersonville — about $533,233, closest of the Sumner towns to Nashville.
  • Mount Juliet — about $569,590, Wilson County, I-40 east.

Which suburbs are cheapest?

Push further out. Mid-2026 Redfin and Realtytrac figures put Clarksville near $314,829, Springfield near $310,200, Dickson near $313,000 and Columbia near $369,749. These are real towns with their own centres, not commuter dormitories — but the drive to downtown Nashville is long.

Which suburb has the best schools?

Williamson County Schools is the district most cited by relocating families, with Sumner, Wilson and Rutherford county districts also well regarded. Always check the zoned schools for the specific address: subdivisions get rezoned as they are built.

What should a homeowner check before choosing?

  • Housing age. Nashville proper and Goodlettsville have far more pre-1990 housing than Nolensville or Spring Hill — that is a roof, HVAC and plumbing budget difference.
  • Property tax rate. 2025 county rates ranged from $1.30 per $100 assessed in Williamson County to $2.782 in Davidson''s General Services District, and cities add their own.
  • Insurance. Tennessee averages roughly $2,672 to $3,045 a year for $300,000 of dwelling coverage (Bankrate and Insure.com, 2025–2026) — quote it before you commit.
  • Drainage and trees. With 50.51 inches of rain a year (NWS Nashville, 1991–2020 normals), lot drainage matters more here than buyers expect.
