What Home Services Will You Need After Moving to Middle Tennessee?

Newcomers usually hire in the wrong order — yard first, roof last. Here is the order that actually saves money in this climate, and who does each job.

Before the truck arrives

  • [Moving services](/trade/moving-services). Book early for a spring or summer move; those are the busy months here.
  • [Cleaning services](/trade/cleaning-services). An empty house cleans in a fraction of the time.
  • [Junk removal or a dumpster](/trade/junk-removal-dumpster-rental). For what the previous owner left and what you decide not to keep.
  • [Painting](/trade/painting) and [flooring](/trade/flooring). Both are dramatically cheaper and faster in an empty house. If you are doing either, do it now.

The first week

Get our weekly Middle Tennessee home guide:
  • [Home security and smart home](/trade/home-security-smart-home). Rekey or replace the locks, then set up monitoring, cameras and a doorbell if you want them.
  • [Handyman services](/trade/handyman-services). The pile of small jobs — blinds, shelves, TV mounts, door adjustments — is one visit, not ten weekends.

The first month, in this order

  1. 1[HVAC](/trade/hvac). Service it now. Middle Tennessee asks a lot of a system: normal July high 90.9F, normal January low 30.1F (NWS Nashville, 1991–2020 normals).
  2. 2[Roofing](/trade/roofing) and [siding and gutters](/trade/siding-gutters). With 50.51 inches of average annual rainfall, gutters and roof are the highest-value inspection you will pay for here.
  3. 3[Plumbing](/trade/plumbing). Water heater age, shut-off valves, any slow drain or damp spot.
  4. 4[Electrical](/trade/electrical). Panel and grounding, especially in housing built before the 1990s.
  5. 5[Pest control](/trade/pest-control). Termites, ants and rodents are ordinary here, not a sign of a bad house.
  6. 6[Tree services](/trade/tree-services). Anything overhanging the roof, before the March-to-May severe season. Middle Tennessee averages 18 tornadoes a year (NWS Nashville, 1995–2025).

The first year

  • [Landscaping](/trade/landscaping) and [hardscaping](/trade/hardscaping). Grading first, beds second. Water running toward the house is a foundation bill later.
  • [Fencing](/trade/fencing). Pets, kids, pools, privacy.
  • [Concrete and masonry](/trade/concrete). Driveway and walkway cracks widen through freeze-thaw.
  • [Foundation and waterproofing](/trade/foundation-waterproofing). Crawl space moisture is common in older Middle Tennessee stock.
  • [Garage doors](/trade/garage-doors), [windows and doors](/trade/windows-doors) — comfort and energy, once the urgent list is clear.

The numbers worth saving before you need them

  • [Restoration services](/trade/restoration-services). Water, storm and fire. After a regional storm the good companies fill up within hours — have a name already.
  • [Septic and well services](/trade/septic-well-services). If you bought outside city sewer, which is common in Cheatham, Dickson, Sumner, Robertson and the Upper Cumberland.

The bigger projects

Kitchens, bathrooms, additions and outdoor rooms book months out here. If you know one is coming, start the conversation early: kitchen remodeling, bathroom remodeling, home remodeling, outdoor living, decks and patios, general contractors.

How do you check a company is legitimate here?

Tennessee requires a contractor licence for projects of $25,000 or more, and a Home Improvement licence for work between $3,000 and $24,999 in the counties that adopted that law — including Davidson, Robertson and Rutherford (Tennessee Board for Licensing Contractors). Ask for the number, then verify it. Get the scope in writing, and never pay for a full job up front.
